What you will do

The Site Operations Manager (SOM) is part of the Sustainable Infrastructure, P3 business at Johnson Controls. This Position will be based at the William H. Gray III 30th Street Amtrak Station in Philadelphia. The Site Operations Manager reports to and works closely with the Customer Business Manager who is the Project representative accountable for the overall performance of the on-site FM Team and Contract Deliverables. The Site Operations Manager will be responsible for the assignment of resources, execution, and successful completion of all contracted and ad hoc Operations & Maintenance (O&M). This individual ensures Customer Satisfaction and operational performance across a broad spectrum of services. In addition, the SOM manages the continuous improvement process while meeting the required metrics and successfully influencing required change, conformance, and governance. Ideal candidate will be a dynamic individual with integrity, and personal drive. They will be an effective communicator detail orientated and creative thinker with a functional knowledge of construction and facility maintenance.

How you will do it

  • Able to understand contract terms and conditions and devise actional compliant strategies that will meet/exceed Customer expectations
  • Responsible for training and maintaining high standards of safety and operational competency.
  • Review and proactively establishing operational procedures to consistently meet and exceed the performance expectations of the Customer in the most safe and cost-effective manner.
  • Manage, direct and schedule day-to-day and long-range activities by assigning resources to projects and scheduling staff to fulfill O&Mcontractual obligations.

  • Provide technical and management direction to maintenance service contractor(s).
  • Provide timely and effective communications with all employee levels within the project, the Customer's organization, and JCI
  • Communicates with client and other facility occupants to ensure customer satisfaction and

enhance our opportunity to secure "supplemental services".

  • Responsible to monitor and manage the Operational CMMS System.
  • Maintains and updates all assigned systems.
  • Establish process performance metrics; around work request by scheduling, tracking, analyzing, and reporting performance in terms of completion, quality, safety, costs and Customer Satisfaction.
  • Provides regular management reports as requested by the O&M team and the client.
  • May be required to be on call 24/7 to provide telephone assistance as well as emergency

response to the facility.

  • Coordinates and works closely with internal and external stakeholders to ensure alignment and compliance to all site policies as well as all city, state, and federal license and certification requirements.
  • Maintains and submits all records and documents to proper authorities.
  • Reviews all work and assures performance in accordance with establishedprocedures.
  • Complies with all company policies and procedures and adheres to company standards.
  • Performs other duties as required.

What we look for

  • Bachelor's degree or equivalent field experience.
  • Two years of management leadership experience
  • Functional knowledge of construction and Project Management.
  • Able to read and interpret construction drawings.
  • Demonstrated leadership abilities.
  • Able to manage and train entry-level personnel.
  • Able to deal with customers and others at all levels.
  • Advanced MS Office computer skills.
  • Demonstrated technical writing skills.
  • Must be a team player, committed to working in a quality environment.
