Job Description

The Project Manager, Operations will act as a Director of Operations for the Center City District and will assume responsibility for overseeing contracted, on-street cleaning services at the largest Business Improvement District in US, operating in Center City Philadelphia for more than 31 years. Operations include sidewalk cleaning, graffiti removal, pressure washer and fee for service teams that serve the district and adjacent residential neighborhoods 364 days a year. CCD's cleaning program is one of the most visible and crucial part of CCD's mission of keeping Center City Philadelphia clean, safe and attractive. Project Manager, Operations will lead operational and administrative activities, coordinating with other program divisions at the CCD, occasionally representing the program in meetings with property owners, businesses and residents, while maintaining effective cost control measures. This position will oversee recruiting and ongoing training of a diverse 100+ workforce. The Project Manager, Operations will be responsible for safety, productivity, consistent delivery of high-quality and customer responsive services in a very fast paced work environment.

Essential Functions

* Establish and maintain strong client relationships with assigned account(s).

* Identify areas of opportunity and lead the team to implement process changes in a positive and effective manner.

* Promote a strong safety culture and safe work environment.

* Effectively recruit, manage, and lead a team of professional employees and supervisors with focus on continuous improvement.

* Motivate and develop the team while supporting organizational change.

* Ensure work assignments and schedules meet department, facility, and contractual needs; plan, develop, and assign work

schedules to ensure service delivery expectations are achieved.

* Perform daily quality control inspections to ensure quality standards are met or exceeded.

* Adapt departmental plans and priorities to adapt to operational challenges.

* Perform time studies to optimize operational tasks, schedules, and staff allocation. * Look for opportunities to increase revenue by providing additional or periodic services to the client. * Create, manage, and maintain operational budgets. * Drive performance management in performance reviews, setting clear job expectations, coaching and directing staff, and using disciplinary action when necessary. * Special projects and other duties as assigned.

REQUIREMENTS


*Bachelor's degree or equivalent experience.

* Minimum 10 years of experience, including 5 years of supervisory experience in a comparable volume of business and staff managed.

* Ability to adjust work schedule as needed to support the operation.

* Solid business acumen and basic accounting principles.

* Working knowledge of OSHA safety standards and regulations.

* Ability to grow strong relationships across all levels of the organization.

* Ability to work through ambiguity and maintain composure in a variety of situations.

* Passion for excellence backed by a track record of accountability, collaboration, and integrity.

* Ability to effectively lead a staff of direct reports.

* Exceptional verbal and written communication, interpersonal, consultative, and negotiation skills.

* Ability to work in a fast-paced work environment balancing multiple projects and embracing change.

* Ability to prioritize assignments and projects and to multi-task within restricted time constraints.
